Sylvan Lea, just east of I-75 and a mile north of Bee Ridge Road, has narrow, winding streets beneath a thick canopy of oak trees. Hawks, owls and other wildlife habituate this private community, which is sheltered from winter winds and delightfully shaded from summer heat. Architectural styles are eclectic, mixing single-story ranch homes with custom two-story residences occupied by young professional couples, families, empty-nesters and retired seniors. It’s a remarkably loyal neighborhood, boasting at least a dozen residents who have sold and purchased homes within the community without ever leaving.

It has a fireplace, French doors, designer window treatments, a newly resurfaced pool and patio and updated kitchen cabinets. The listing agent was Kim Gilliland of Prudential Palms Realty, and the selling agent was Kathy Geeraerts of Green Real Estate of Anna Maria. Previous sale: $145,000 in January 1994.

The home, listed for $13.95 million and sold for $13 million, is set on two acres of direct beachfront with spectacular Gulf views across a private walking beach. It was built in 1996 by Michael Walker. The interior has 7,440 square feet of air-conditioned living space, but the total space is an amazing 22,230 square feet with decks, terraces, loggias and garage. Five bedroom suites offer ample room for guests, and one entire floor is dedicated to the master suite, which opens to stunning rooftop terraces. GOLDEN RULE When Candy Swick’s clients sold their penthouse, they made sure to leave it spit-polished and shining for the new owners. But they worried that their new home would not be cleaned and ready on moving day.

"This was an older couple, and they experienced a great deal of anxiety prior to closing," says Swick. "They had worked so hard to spiff their old place up, even cleaning and stretching the carpeting and polishing the mirrors, and were just in a tumult over what condition their new villa would be in upon arrival."
