GREAT VALUE

Buyers in the market for end-of-the-season deals need look no further than Alinari at Rosemary Place, the high-rise condominium complex on North Tamiami Trail across from the Van Wezel Performing Arts Hall and symphony center. Its developers are offering six-figure reductions on remaining condominium units.

Among the discounts: $662,000 for a 2,474-square-foot, two-story penthouse that originally listed for just under $1 million; a 1,911-square-foot unit reduced from $725,000 to $552,000. Karen Wall of Michael Saunders & Company represents the developers. “Developers, intent on closing out their final inventories, are meeting buyers halfway—in some cases more than halfway—with eye-popping price reductions,” says a Michael Saunders spokesman.

Riverview Boulevard is arguably still Bradenton’s poshest address, and three new, side-by-side listings in the 3400 block prove why. Ranging from 4,200 to 4,900 square feet each, the coastal Victorian-style homes, in a pocket development called Heathers Landing, have spectacular Manatee River vistas, hardwood floors, high ceilings, fireplaces and lots of crown molding.

One is yellow, one is blue, and the third is pink. The yellow home has a boat dock with an original boat house that could be converted to a guesthouse. Bay Homes was the builder; Jerry Cercone of Coldwell Banker Residential Real Estate has listed them at $1.65 million to $1.75 million.

Top of the market

A Georgian-inspired, two-story estate at 136 Osprey Point Drive in The Oaks sold for $3.175 million, making it the highest-priced sale in April. Built in 2005, it has 6,741 square feet of air-conditioned space, with five bedrooms and six baths, and overlooks a beautiful nature preserve on the Intracoastal Waterway. Full membership in The Oaks Club was included in the sale. Terri Derr and Ken Torrington were the listing agents and Joan Parkinson was the selling agent; all are with Michael Saunders & Company. Smooth sailing in Aqualane Estates.

Upscale Aqualane Estates is a collection of four canal streets—Meadowood, Stanford Lane, Shelburne Lane and Ridgewood Lane—set on a gorgeous stretch of Little Sarasota Bay just north of Stickney Point Road. It was originally developed in the 1950s, Todd Currey of Signature Sotheby’s International Realty explains, and started resurging 10 years ago when Gerard Pickhardt, who grew up there “and has a great fondness for it,” did the first demolition-and-rebuild on a home at the western tip of Stanford Lane. (That home sold for $4.45 million in late 2005.) Pickhardt has since redone several others, but many smaller, older concrete-block homes remain. Current list prices reflect that, says Currey—as low as $415,900 up to $2.065 million. Currey extols the neighborhood’s great “easy-in, easy-out” location near Crescent Beach and a quick dash down Clark Road to I-75, but admits the neighborhood is still under the radar. “When I get a showing, sometimes even realtors say, ‘Aqualane Estates, where is that?’”, Currey says. “They say, ‘I had no idea this was here.’”

 SAMPLE LISTING A brand-new, 5,346- square-foot custom home at 1627 Stanford Lane is listed for $2.65 million by Todd and Tamara Currey of Signature Sotheby’s International Realty. It has a deep-water dock and infinity-edge pool right on Little Sarasota Bay. Car enthusiasts take note: “It can house up to 20 cars, but I do not call it a 20-car garage,” says Currey. “There’s enough room to store lots of cars using a car dolly to move them around in the garage.”

RECENT SALE A 1,900-square-foot canal home at 1641 Ridgewood Lane, built in 1973, recently sold for $775,000 after an original list price of $999,000. It was recently updated and has three bedrooms and two baths. Beth Dilley of RE/MAX Premier Services was the listing agent. Previous sale: $820,000 in August 2004.
