This property at 249 Shell Midden Court sold for $1.6 million.The posh Osprey country club community The Oaks made a comeback in 2011, with 60 homes sold, a 60 percent increase over 2010.

“Prices have settled in,” says Carol Clark of Signature Sotheby’s International Realty. “The vast majority of homes sold last year were beautiful executive homes on large lots with mature landscaping in the half-million to $1 million mark. And you get the lifestyle that goes along with it: a very active club with a lot of events that are appealing for families.” As a result, she says, The Oaks is becoming a more year-round community. “We still have second homeowners and empty nesters,” she says, but “families have really picked up the pace.”

Proximity to Pine View School for the Gifted and the youth rowing program at Spanish Point are also strong draws. “Plus, people used to think Osprey was too far from everything; that’s changed,” says Clark. “There’s easy access to I-75 and to Stickney Point Road and the beaches, great shopping and a great YMCA.”
