Nine Communities Comprise Fast-Growing Wellen Park

Slated for an eventual 33,000 homes, this south Sarasota County mega-development has begun to boom.

With 33,000 homes planned at build-out some 15 years down the road, the south Sarasota County mega-development of Wellen Park (formerly West Villages) is now the third-fastest growing master-planned community in the nation.

Here’s a look at the nine communities that currently comprise it. (Note that an additional 7,000 acres are yet to be developed.)

Long established Boca Royale Golf & Country Club is a semi-private community centered around an 18-hole championship golf course, amenity center and clubhouse. Neal Communities is building single-family and paired villa homes from the $300,000s.

Neal Communities’ Grand Palm offers paired villas and single-family homes from the high $200,000s along with a fitness center, resort-style pool with water slides, walking and bicycle trails, dog parks, tennis, volleyball and basketball, splash park and playground, spa and a game room.

Two home builders are at work in the established, gated, Tuscan-style community of Gran Paradiso off Tamiami Trail. Lennar is building twin villas, coach homes and townhomes from the low $200,000s. And original developer Sam Rodgers Homes is building semi-custom executive homes from the mid-$400,000s. A large clubhouse campus is enjoyed by homeowners.

Lennar is also building coach homes, patio homes and single-family homes from the $200,000s to the $500,000s in Sarasota National. The heart of the community are an 18-hole championship golf course and a new three-building clubhouse campus called the Palm Club that offers an array of amenities.

IslandWalk is a gated lakefront community of single-family homes, patio homes and townhomes from the $200,000s to the $600,000s on lakes and preserves, with amenities like a lagoon pool, and pickleball and Har-Tru tennis courts. DiVosta is the builder.

The Preserve, built by D.R. Horton, is nearly sold out, with 233 single-family and twin villa homes configured around four lakes. For homeowners, a clubhouse has a multipurpose room, fitness center, resort-style pool, and bocce ball and pickleball courts. The community sits between West Villages Parkway and River Road.

M/I Homes is building 150 single-family, lawn-maintenance-free homes from the  high $300,000s in brand-new Oasis off North River Road. Walking paths, ponds and a clubhouse with community pool are homeowner amenities.

Mattamy Homes’ Renaissance is a gated neighborhood of single-family homes and paired villas  frm the $200,000s, located near CoolToday Park, the Atlanta Braves’ new spring training stadium. 

And, finally, Lennar is in the earliest land development stage of its newest community, Tortuga, to be located at the corner of East River Road and U.S. 41.
