South Sarasota County is booming, and one of its latest additions is a new 75,000-square-foot medical office building. Located in Wellen Park, construction is slated to kick off late this year.  

The Medical Center at Wellen Park will be located just east of the intersection of River Road and U.S. 41. The new three-story facility, developed and managed by Sarasota-based Casto Healthcare Real Estate, will provide medical suites for physicians, specialists and healthcare professionals with spaces for in-office procedures and outpatient services. It anticipates opening in early to mid-2025.

Founded in Columbus, Ohio in 1926, Casto has owned and operated residential and commercial projects in Florida since 1995, branching into the medical field five years ago to partner with physicians, hospitals and healthcare systems. It has offices in Ohio, North Carolina and Sarasota, with more local properties available for lease at Center Point Medical Center in Lakewood Ranch and Pinebrook Medical Office In Venice. 

Demographics on the Casto website aimed at attracting tenants for the Medical Center at Wellen Park show a median age of 61 years old and an average annual household income of $77,383. Wellen Park community has roughly 9,500 residents, and at full buildout will have more than 50,000 residents and 22,500 homes within its three distinct districts: West Villages, Downtown Wellen and Playmore.

The medical center will have office spaces ranging from 1,500 to 25,000 square feet and 409 parking spaces.

Locally, Casto also does commercial leasing at Center Point at Waterside–a 50-acre mixed-use development located at the intersection of Lakewood Ranch Boulevard and University Parkway, and The Shops at Summerhouse–a 21-acre mixed-use project at the southeast corner of State Route 64 and 117th St. East on the north side of Lakewood Ranch.
